Fractional or Shared Ownership - Own Property at a Fraction of the Cost
Now you can own your own own investment properties (IP's) in Spain at a fraction of the cost. Fractional ownership allows you to buy a share in a property. Unlike timeshare you and the people you share with are the legal owners. Shared or fractional ownership of property abroad is becoming increasingly popular for UK and European buyers. A share in an IP grants you a percentage ownership of that property in co ownership with other investing syndicate members. All legally documented and protected.
The Med Syndicate requires additional investing share members for ongoing property acquisitions.
The Med Syndicate was launched on 15 June 2015. Its first investment property IP1 a 3 bed apartment was purchased on 11 Jan 2016. 1 Bed IP2 purchase was completed 4 Aug 2016. Interested potential investor members are permitted to contact existing members who are already Med Syndicate Property Share owners (4 members share IP1 and 5 members share IP2, 5 members share IP3 and IP4. IP5 is now in the purchase process and the few remaining shares will shortly be
allocated. One share is £7000 and a half of a share is 3500. Independently witnessed Equity Share Statements and Certificates are issued to each investing member of each IP. A WILL further secures the investments of members. IP6 is scheduled for 2018. New investors are introduced to existing members prior to registration in order to establish confidence in the syndicate's venture.
Please see the Syndicate website canvas for more information and images. Contact the Syndicate Manager who is a UK national based mainly in Spain. Website address and contact details can be seen in the first photo displayed.
The images supplied above are of the first 3 bed apartment (Investment Property One IP1- 8 shares owned by 4 members) which the Med Syndicate purchased on the 11 Jan 2016 for 55000 euros + Costs. The valuation of the property at the time of purchase was 65,000 euros. The same property was valued at 110,000 euros in 2008.
The syndicate purchased IP2 on 4 August 2016.
IP3 land purchase completion March 2017. IP4 land completion May 2017. IP5 apartment purchase will be 2nd half of 2017. Syndicate membership has its additional benefits i.e short term renting of syndicate property at 50%+Ownership% discount when its not rented etc. There is more information on benefits etc in the Syndicate Membership Agreement (SMA).
Note: new members must invest in the next IP following registration and investment in subsequent properties is optional but highly advised. The sooner the syndicate acquires properties the lesser the price and greater the long term benefit for its members.
The syndicate has many more properties in its sights. Focus will be on a 1 or 2 bedroom property for IP5.
It is the syndicates intention to acquire 1 to 2 properties a year for the next 10 years. The continuation of the syndicate after 10 years for a further 5 years will be put to a vote of existing members.
